Roof replacement

Shingle roof replacement, start to finish

Most Lakeland homes take one to two working days.

The crew tears off to the deck, checks every sheet, dries the roof in and lays new shingles. You get the price in writing first, and the decking price per sheet before any wood is touched.

  • Old layer and underlayment off, dumpster on site

  • Deck checked sheet by sheet

  • Synthetic underlayment, drip edge and starter strip

  • Architectural shingles, ridge caps, new boots and vents

  • A magnet sweep and a walk-around with you

The days

How a re-roof goes, in order

  1. 01

    Step 1: The day before

We call to confirm. Move cars off the driveway, take framed pictures off walls under the roof and bring pets inside.

  2. 02

    Step 2: Morning: tear-off

The crew strips the old shingles and underlayment, section by section.

  3. 03

    Step 3: Midday: the deck

Bad sheets are replaced at the price per sheet in your estimate.

  4. 04

    Step 4: Afternoon: dry-in

Underlayment goes over every section we opened, so a Florida shower finds a covered roof.

  5. 05

    Step 5: Next day: shingles

Starter, field shingles, ridge caps, boots and vents.

  6. 06

    Step 6: Last: cleanup

A magnet sweep of the yard and driveway, then a walk-around with you.

The roof itself

What goes on your roof

  • Architectural shingles

The base roof in the example prices: thicker, layered shingles with a dimensional look.

  • Synthetic underlayment

Goes over the whole deck. It tears less than felt and sheds water while the roof is open.

  • Secondary water barrier

A peel-and-stick sheet over the deck seams, an option that costs more than the base roof.

  • Impact-rated shingles

A tougher shingle for roofs that take hail or falling branches, an option that costs more.

About a re-roof

Can you put a new roof over the old one?

Sometimes, and code limits the layers. We tear off to the deck so we can see the wood we are nailing into.

How long does a shingle roof last in Florida?

Architectural shingles are usually rated for 25 to 30 years elsewhere. Florida sun and storms can shorten that, so a roof past 15 years is worth a look.

Do I need new gutters with a new roof?

Not always. We replace them when they sag, leak or are too small, and quote that as an add-on.

Do I need to be home?

Not for the roof. We call before we arrive, and we only need you for the walk-around at the end.
