Questions
Questions about a new roof
How long does a roof last?
Architectural shingles are usually rated 25 to 30 years elsewhere; Florida sun and storms can shorten that. Metal lasts longer, and tile longer still.
How much does a new roof cost?
It depends on the roof's size, pitch, shape, layers and decking. See the example prices by home size, then ask for a written estimate.
Can you put a new roof over the old one?
Sometimes, and code limits the layers. We tear off to the deck so we can see what we are nailing into.
How long does a replacement take?
Most homes take one to two working days. Large or steep roofs take longer, and weather can move the schedule.
Do I need a permit?
For a full replacement, almost always. We pull it, and the fee is a line on your estimate.
What if it rains during the job?
The crew starts early and covers every section it opens before leaving it.
What are the signs I need a new roof?
Age near the end of its life, curling or missing shingles, granules in the gutters, stains in the attic, daylight through the boards and sagging decking.
What warranty do I get?
Two: the shingle maker's warranty on the material and our workmanship warranty on the installation. Terms, limits and exclusions are in the written warranties.
What do I do before the crew arrives?
Move cars off the driveway, take framed pictures off walls under the roof, cover attic items and bring pets inside.
Do you require a deposit, and is financing available?
Your contract states the deposit and each payment. Financing is optional, goes through a lender who sets the rate and term, and is subject to credit approval.
Do you do tile or metal roofs?
Shingles are our work. For tile, slate or large commercial roofs we will say so and point you to a specialist.
What should I know about storm damage?
The deductible stays with you. We inspect, photograph and write an itemized estimate you can share with anyone you choose, and we are not public adjusters.
