How a re-roof is priced, by home size

Architectural shingles on a plain roof, priced by the size of the roof. Your written estimate sets the real number once we have measured.

  • Smaller home

About 1,200 sq ft, around 16 squares of roof

    • Shingle re-roof, one layer torn off
    • With a secondary water barrier
    • With impact-rated shingles and the barrier
  • Average home

About 1,800 sq ft, around 24 squares of roof

    • Shingle re-roof, one layer torn off
    • With a secondary water barrier
    • With impact-rated shingles and the barrier
  • Larger home

About 2,600 sq ft, around 34 squares of roof

    • Shingle re-roof, one layer torn off
    • With a secondary water barrier
    • With impact-rated shingles and the barrier

For a plain hip roof at a standard pitch, with one layer to remove and sound decking. Rotted decking found after tear-off is priced per sheet, in writing, before that work is done.

What the price covers

In every estimate

  • Tear-off to the deck

The old shingles and underlayment come off, and the dumpster goes with them.

  • A deck check

We go over the decking before the new roof goes on. Any sheet that needs replacing has a price per sheet in your estimate, written first.

  • Underlayment and edges

Synthetic underlayment, drip edge and a starter strip on every roof.

  • Boots, flashing and vents

New pipe boots, new flashing where the old is worn, and ridge or attic vents to match.

  • Permit and inspection

We pull the county or city permit and meet the inspector.

  • Cleanup

A magnet sweep of the yard and driveway, then a walk-around with you.

Not in these prices: decking beyond the stated sheets, fascia and soffit repair, chimney masonry, skylights, gutters and repairs inside the house.

Paying for it

Spread the cost, and see every term

Financing is optional. You can pay by check or card on the schedule in your contract.

Your lender gives you the rate, the term and the payment in writing before you agree. Lender: Peninsula Home Lending. Subject to credit approval. Your rate, term and payment depend on your credit and on the lender's terms, and financing never changes the price of the roof.

The terms in the lender's offer

  • Down payment: shown in the lender's offer

  • APR: stated by the lender

  • Term: the number of monthly payments, stated by the lender

  • Total of payments: stated by the lender before you sign

The job

A re-roof, in three steps

Most homes take one to two working days once the crew arrives.

  1. 01

    Step 1: The estimate

We measure, look at the decking from the attic and write the number down.

  2. 02

    Step 2: Tear-off and decking

The crew strips the old roof section by section, checks each sheet and covers what it opens.

  3. 03

    Step 3: Shingles and cleanup

New shingles, boots and vents go on, then a magnet sweep and a walk-around with you.

From customers

What first-time re-roofers say

“I had never paid for a roof and had no idea what was normal. The estimate had every line on it, and the dumpster was gone by the second afternoon.”

Arlene C.Shingle re-roof, smaller home

“Gustavo explained the price per sheet of decking to my father in Spanish before we signed. When two boards were rotten, the cost was the one already written down.”

Wilfredo A.Shingle re-roof

“They found one cracked pipe boot, replaced it and told me the rest of the roof was fine. No sales pitch, and the bill matched the quote.”

Questions

Before you call

How much does a new roof cost?

It depends on the size of the roof, its pitch, its shape, how many layers come off and what the decking looks like. The example prices above are for a plain roof; your written estimate gives the real number.

How long does a replacement take?

Most homes take one to two working days. A large, steep or complicated roof can take longer, and weather can move the schedule.

Do I need a permit?

For a full replacement, almost always. We pull it and meet the inspector, and the fee is a line on your estimate.

What if it rains during the job?

Afternoon showers are normal here. The crew starts early and covers every section it opens before leaving it.

Do you require a deposit, and is financing available?

Your contract states the deposit and each payment. Financing is optional and goes through a lender who sets the rate and term; subject to credit approval, with the terms shown in the example above.

What if you find rotten wood?

Your estimate states a price for each sheet of decking replaced, before we start. The only thing that can change is how many sheets.
