Roof repair

Repair, when repair is the honest answer

Many leaks come from one failed part.

A pipe boot, a nail pop, a lifted shingle or worn flashing. We find that part, fix it, and show you photos before we write the price.

  • Cracked or dried-out pipe boots

  • Lifted or missing shingles

  • Worn wall, chimney and skylight flashing

  • Exposed nails and nail pops

  • Soft decking at the leak

Repair or replace

How we decide, and how you can check us

  • Repair is the answer when

The damage is in one place and the rest of the roof still has years in it.

  • Replacing is the answer when

The shingles are curling or shedding granules all over, or repairs would cost about half of a new roof or more.

  • If it is close

We show you the photos and write both options down, so you can decide with the numbers in front of you.

About leaks and repairs

The stain is in the ceiling, but is the leak above it?

Often not. Water runs along rafters and decking before it drips, so the entry point can be several feet uphill from the stain.

How much does a repair cost?

It depends on what failed and how hard it is to reach. We write the price down after we find the cause, not before.

Will a repair match my old shingles?

Close, not exact. Sun fades shingles, so a new patch can look different for a while.

Can you check the attic too?

Yes, if you let us in. Stains, daylight and damp insulation tell us a lot.

Is it leaking?

Call or text a photo. Say that water is coming in and your visit moves up.
